High Efficiency Heating & Insulation

SOFO Properties designed this home to be highly efficient and easy to heat. The entire home has staple-up radiant heated floors. The radiant system recirculates so that the water is always warm, and there is an auto-fill glycol system that prevents freezing. There are six heating zones, each with its own Nest learning thermostat. This means that anytime you leave the property for an extended period, you can remotely operate the system and never have to worry about the house freezing. 

The insulation in the house is highly efficient, using closed cell spray foam. The ceiling has an R-Value of R-52. The walls are R-26 with R-19 bats. The floor has R-19 foil which deflects the radiant up into the home. The crawl space perimeter has a R-19 vinyl with a rim joist coming out at R-21 foam. All the R-Values meet or exceed county code.

All of the windows are three panes thermally tuned from Alpen, which is a leading brand in high performance windows, built here in Colorado with European inspiration. These high-performance windows guarantee comfort and contribute to this home’s overall efficiency.

Snowmelt Features & Heated Garage

The property has several special features that are designed to make mountain living easy, such as a heated concrete walkway to the front door with an automatic snow melt system so that you never have to shovel. A heated garage with radiant heat under the concrete floor allows you to avoid the weather by stepping out of your car into a warm environment and directly into your new home.
